BACKSTORY: This property has had its share of challenges with the homeless. The front entrance was, until recently, frequently used as a shelter from the elements. The landlord has, on numerous occasions had to hire someone to remove garbage, graffiti and needles. Uptown Saint John has also assisted with the removal of graffiti as well as the use of their high pressure washer to remove the smell of urine from the exterior stairwell. The Landlord felt they had no choice but to install a security gate at that entrance.
There was also a recent break-in through the rear entrance with individuals occupying the vacant upper floors. The police had to be called in. The space is currently being advertised for lease so, again, a contractor had to be brought in to repair damage, change the locks and clean the space.
The Gray Group would be willing to help with lower lease rates (to be discussed) and Brunswick Brokers Limited would be willing to offer our services to the landlord at a discount to help in any way we can to explore this location as part of a larger solution.
They have 3 vacant floors at 73 King Street in uptown Saint John above Vogue Optical and Ami Tea. Each floor is approx 5,000 square feet for a total area of 15,000 square feet. The upper floors can be accessed off of King Street as well as off of South Market Street. The South Market Street entrance is more welcoming with natural light and wider stairwell. This was used as the main entrance for the previous tenant.
The 2nd floor is a former night club and has heat, lighting and multi-stall washrooms
2nd floor Photo Gallery
The 2nd and 3rd floor have concrete floors, are wide open and undeveloped.
